Builder Appointed

We are excited to announce that we have appointed multi award-winning builder Manresa Constructions to be our delivery partner for Two Eleven Sydney Road.

Manresa Constructions recently completed Hawke & King and is part of McCorkell Brown Group which built Heller Street townhouses, both residential developments designed by Six Degrees Architects.

Twenty-One Sustainable Brunswick Homes

Two Eleven Sydney Road is a sustainable development by Excelon Projects in collaboration with Six Degrees Architects. It fuses elements of old Brunswick, including a retained low-rise heritage facade to Sydney Road, with a new structure accommodating 21 generously sized, light-filled one, two and three-bedroom apartments.

The development incorporates open-air lanes, walkways and a rooftop terrace, all carefully designed to bring residents together, enabling social connections that will, over time, foster a genuine sense of community throughout the building. And all around, of course, those residents will be connected to one of Melbourne’s most energised inner-city suburbs.

Sustainability

Sustainability is fundamental to Two Eleven Sydney Road, from the selection of materials to the design and orientation of interior spaces to the inclusion of solar energy generation, and water harvesting and storage. With these features and more, the building is designed and engineered to achieve 7.5-star NatHERS rating.

Architecture

With the design of Two Eleven Sydney Road, architects Six Degrees are establishing a new typology for residential development in Australia. It’s an approach that draws on successful precedents from the densely urbanised cities of Europe, but then adapts it to the specific conditions along Melbourne’s inner-city high streets - delivering beautiful, generous apartments with great amenity, natural light and ventilation, and delightful common areas.

Texture

Materials throughout have been chosen for robustness and authenticity. From the red bricks on the Saxon Street facade, to timber floors and exposed concrete ceilings in the apartments living areas, to tiles that will appear along the journey from street to front door, synthetic finishes are eschewed for warmth, honesty and earthiness. And these surfaces will be animated and enhanced by an abundance of plant life, bringing a joyful interplay between the building’s solidity and permanence, and the ever-changing foliage.

Creating Moments

The fine details in a home, the elements that we interact with on a human scale, have the power to elevate daily tasks and make the mundane feel memorable, perhaps even magical. To fill in these fine details at Two Eleven Sydney Road, Six Degrees has collaborated with a selection of Melbourne designer-makers, four of whom are highlighted here, to produce bespoke objects that are integrated with the architecture. Everyday touchpoints, made by hand, that look and feel beautiful, and make every residence here truly individual.

Excelon Projects

Property developer Excelon Projects was established in 2011 to create unique residential projects designed to match specific lifestyles. Every project is different, but the common thread between them is the refusal to simply build generic “one size fits all” dwellings.

Six Degrees Architects

Since its beginning, in a shared studio space in Richmond in 1992, Six Degrees has grown to become Melbourne’s most influential architecture practices. The common link between its projects is encapsulated in the practice’s founding principle: simply, to address human needs through the built form.
